Every homeowner I’ve worked with has lived in their home for several years, for some it’s been many decades. Now that you’ve made the decision to sell, take some time to walk around your home, act as though you are seeing it for the first time. Most, if not all, homes need repair of some type. Our job now is to prioritize all projects. It’s a matter of completing the important stuff before you burnout. Note that I didn’t say “if.” The idea is to make improvements with the least amount of money that will have the largest impact on price. Every home will have a price range based on location, condition, and size of the home. Our job is to make improvements that will put your home in the higher end of the range.
I don’t recommend big projects like redoing a kitchen. However, I might recommend replacing countertops or the kitchen floor. The big item is painting and nearly everyone can improve their home with paint. “But I just painted the living room!” I understand but when you paint and live in your home you are making a personal statement about yourself and you should, it’s your home. However, buyers are not you and we need to appeal to them as much as possible.
I hire a professional Stager to stop over and meet with you. Kristy Kasper owns “With Buyers Eyes” and will come and consult with you before your home goes on the market. If painting, carpeting, or other projects are needed, I will bring her in early to help us prioritize. If all we need is staging advice (using your furniture and nick-knacks), Kristy will come in shortly before the photographer comes in.

Once the home is staged, I hire a professional photographer to show your home in the best possible way. The company I hire is called “Square-Foot Floor Plans”. When Borna, the photographer, comes in, he will shoot many different angles of each room and several different shots of the exterior. Once that is complete he will measure each room, calculate the square footage of each floor and the total square footage. Within 3 days we will receive over 30 photos, a floor plan for each level of the home, an interactive floor plan to show all angles of each room, and a video tour of the home. Once again, I pay for this.
The goal is to maximize your home’s potential to reach as many buyers as possible in your price range. Having said all this, there are some situations where it is just not feasible to expect any work can be done on the home. We do the best we can and price the home accordingly.
