Showing Your Home
Once your home goes “live” on the Multiple Listing Service (MLS), several things happen very quickly. Your home will automatically be sent to Realtors and buyers looking in your specific area and price range. Realtors often set auto searches for their buyers. When a new listing appears, it is sent directly to the buyer.
When an agent would like to show your home, they go through a service called “Showing Time.” The agent will set the desired to time to view the home and hits “send.” The front desk staff at my office receives the request and will notify you and approve the showing.

If possible, it is important to allow as many showings as you can. When agents set showings, your home may be one of many they are seeing. If you have trouble accommodating a showing, it may create enough of an issue that your home may be dropped from the tour. (See Showing Time setup)
During the showing, it is important to allow the Realtor and buyers to have the home to themselves. The buyers need to feel they can ask questions of the Realtor and talk freely about what they are seeing.
After each showing, a feedback form is emailed to each Realtor that shows the home. The ONLY thing we are looking for with feedback is consistency. If one person says the price is too high that is an opinion, if 10 people say the price is too high that means something.
A WORD OF CAUTION ABOUT SHOWINGS AND OPEN HOUSES: PLEASE, PLEASE, REMOVE ALL VALUABLES AND PRESCRIPTION DRUGS FROM PLAIN SIGHT. You may want to keep them in the home but put them in a very safe place. I have never had a problem with something being taken, but it’s best to be prepared.
