Furnaces, I got you covered... Two articles included today about furnaces; one for hot-water boilers and one for forced air furnaces. FORCED AIR FURNACES:
There are pros and cons about this type of furnace. The pros are; you can attach central air to this furnace. Most buyers prefer forced air because of the central air. The con’s: It causes more static electricity in the home. Some complain about the noise. The duct work will need to be cleaned at least every 10 years, more often if you have shedding animals or do any kind of major construction. Lastly the filter will need to be replaced every 45 days.
Hot Water Boilers:
I suggest having the boiler tuned at least every other year. During a tune-up the technician will clean the burner. Often dust and small rust flecks will settle on the burner causing it to burn in-efficiently. The best time to have a tune up done is early September or late August. One thing you might do is take a picture of the technical label attached on the side of your furnace, a contractor may need that before showing up to make sure they have the most common parts in their truck for the tune-up. If your boiler does need replacing, sorry…when your boiler needs replacing you might consider upgrading to a high efficiency boiler. You will pay more but over time you will recapture the added upfront cost, plus it’s better for the environment. Over the last couple of years, I have begun to encourage my clients to purchase a home warranty. This is a policy covering all mechanical systems in the house. Boilers and furnaces are the most expensive to replace with an average replacement running $5,000. In the last 12 months one client of mine did get a furnace replaced and I had a $1,600 refrigerator replaced using our home warranties. I provide these articles in the hope of helping you understand your home better and to do so with a little humor. Most people, including many agents, don’t know this information so please pass this along to your friends, family and neighbors.
