When showing homes, I will often sit in the car in front of a home and educate buyers about what to look for. One thing in-particular is the chimney. It is the only thing on a roof people do not pay attention to. Many of the homes I show are near 100 years old and most chimneys have seen no maintenance that whole time. Homes built in the 1950’s and later are not much of a concern because they use metal flue pipes.
Chimneys that don’t service a fireplace are susceptible to that area above the roof line. Fireplace chimneys in the older homes should have a level 2 inspection done. A chimney sweep company will use a series of attachable poles and starting from the firebox will push a camera up to the top of the chimney. Nearly every older fireplace has problems. If the fireplace need substantial repairs it’s a reason to not use the fireplace. I would still buy the home. Remember people choose homes for the location, space, and overall condition of the home itself. If the fireplace needs work it doesn’t change the house.
